Two things move a price inside its range: the grade of the cylinder, and how many doors are done in the same visit. Rekeying is priced per cylinder, so a three-door house costs less per door than a single lock does, and the travel is only charged once. If we find a worn cylinder or a binding door that changes the job, we stop and requote rather than adding it to the bill.

What a Residential Locksmith Does
A residential locksmith rekeys and replaces the locks on houses, condos and townhomes, cuts keys, fits deadbolts and smart locks, and gets the front door working properly again. Everest Locksmith does all of it as a mobile service across Vancouver, Burnaby and Metro Vancouver, with the price agreed before we start.
Almost every residential call comes down to one of two questions: who still holds a key to this door, and does this lock actually resist anything. Rekeying answers the first for $25 to $45 a cylinder. Upgrading the hardware answers the second, and it is usually only worth doing on the doors that face the street or the lane.
We work from the van, so keys are cut and cylinders are re-pinned at your door rather than taken away. Most homes are finished in a single visit.

When You Need a Residential Locksmith

Rekey or Replace
How We Decide Between Rekeying and Replacing
Rekeying changes the pins inside the cylinder you already own so the old keys no longer work, and costs $25 to $45 per cylinder. Replacing fits new hardware and costs $90 to $160 per door. Everest Locksmith rekeys wherever the existing lock is sound, because in most Vancouver homes it is, and new hardware changes nothing about who already holds a key. The decision is made at your door, in front of you, in this order.
- Check who holds a key. If the only problem is that old keys exist, rekeying solves it completely.
- Check the grade. A builder-grade deadbolt on a street-facing door is worth upgrading; a solid Grade 2 cylinder is not.
- Check the mechanism. A cylinder that binds, grinds or drags is worn and is replaced rather than re-pinned.
- Check the door and frame. A bolt that will not throw is usually alignment, not hardware, and is corrected on site.
- Quote both options. You are told what each costs before anything is taken apart.
Being told every lock in the house needs replacing is the most common way a homeowner gets overcharged in this trade. Sometimes it is true. Far more often the cylinders are perfectly sound and the keys are the problem.

Home Locks in Vancouver Houses, Condos and Townhomes
Most residential locksmith work in Vancouver is rekeying after a move, and most of it is in three kinds of building: character houses with basement suites, concrete strata towers, and townhome complexes with a lane-side door nobody thinks about. Everest Locksmith works on all three across Vancouver, Burnaby and the North Shore.
In East Vancouver and Burnaby character houses the recurring problem is the suite. A house with a basement suite usually has three or four exterior doors and a history of keys handed to tenants, and the lane or side door is almost always the weakest one. Rekeying the front door alone misses the point.
In condos and townhomes the suite door is typically a standard Grade 2 cylinder and takes minutes. What we cannot rekey is the fob for the lobby, the parkade or the amenity room: those are programmed by the strata or its management company, and you have to go through them.
The failure we see most in older wooden doors across the Lower Mainland is not the lock at all. Doors swell through a wet winter and bind on the strike, so the deadbolt will not throw and people assume the lock has died. That is an alignment fix, and we correct it on the spot rather than selling hardware that was never needed.

Why Your Home Locksmith Must Be Licensed
Locksmiths in British Columbia must hold a security worker licence under the Security Services Act, issued by the Security Programs Division. The licence requires a Locksmith Certificate of Qualification or documented supervised experience, plus fingerprinting and a criminal record check. This matters in a home more than most people think about. A locksmith who rekeys your house knows the hardware on every exterior door and has handled the keys that open them. That is exactly the work the provincial licence, the fingerprinting and the record check exist to cover.

Everest Locksmith asks for photo identification plus one document linking you to the address before rekeying or changing locks at any Vancouver home: a lease, a utility bill, a property tax notice or ownership papers. It takes a minute and it is the reason you can trust that nobody else can have your locks changed either.
If you rent, you also need the owner or the property manager to approve a lock change. Rekeying a rental without the landlord knowing causes problems under the Residential Tenancy Act, and we will ask you to sort it out first rather than leave you with a dispute. For a strata, common-area and lobby hardware always goes through the strata corporation, never through an individual owner.
